Negotiations
Chances are, the seller won't accept your first offer. Instead, he or she will come back with a counteroffer - probably coming down a bit from the home's asking price and/or proposing different conditions for the sale.
Since you're working with me, you don't have to deal directly with the seller or the seller's agent. Nobody should be calling you, putting you on the spot about details of your offer. Instead, they'll go through me, and we can work together on our response.
We'll continue to go back and forth with the seller until we arrive at a deal everyone can live with. At that point, we draw up a purchase agreement - a legally binding contract between buyer and seller. Now, all that's left is the closing, and the home will be yours.
